Districts of Tbilisi with most expensive property

Last year, real property market in Georgia grew by 10.6% compared to 2016. According to TBC Bank and ISET surveys, 40.7% of total real property sold was in Tbilisi, 11.6% – in Adjara and 9.9% – In Kakheti.

The biggest growth of annual sales of property was registered in Adjara which growth made 34.1%. In Tbilisi, growth made 15.6%.

Property sales transactions by regions of Georgia was distributed as follows: 

  • Tbilisi – 39 801 units and 40% of total volume
  • Adjara – 11 471 units and 11.6% of total volume
  • Kakheti – 9 790 units and 9.9% of total volume
  • Kvemo Kartli – 9 188 units and 9.3% of total volume
  • Imereti – 7 260 units and 7.4% of total volume
  • Mtskheta-Mtianeti – 5 163 units and 5.2% of total volume
  • The most active were the following three districts of Tbilisi:
  • Saburtalo – 9 995 units and 25.1% of total volume
  • Vake – 7 282 units and 18.3% of total volume
  • Samgori – 3 994 units and 9.9% of total volume 

According to the survey, 804 new buildings were completed in Tbilisi last year.

Selling price for residential area (m2) in Tbilisi by districts:

  • Mtatsminda – $1012
  • Vake – $924
  • Krtsanisi – $809
  • Saburtalo – $855
  • Chughureti – $756
  • Didube – $715
  • Isani – $660
  • Nadzaladevi – $568
  • Gldani – $535
  • Samgori – $556 

As to rental of residential areas, in this case the price is highest in Mtatsminda District and makes 8.53 USD per m2. Mtatsminda is followed by Vake with 7.66 USD and Saburtalo 6.83USD.
